How much does an EPC cost?
Domestic EPCs start at £65 (covering up to 2 bedrooms), with £5 added per extra bedroom — so a 4-bed home is £75, fixed and shown before you book. Need it faster? How long does the assessment take?
Typically 30–60 minutes depending on the size of the property. Your assessor will need access to all rooms, the boiler, the loft where applicable, and any meters — that's it. You don't need to prepare anything.
How long is an EPC valid for?
Ten years from the date it's lodged on the national register. You'll only need a new one sooner if you make significant improvements you want reflected, or if you're letting and regulations require a better rating.
Do I actually need an EPC?

What's the difference between Level 3, 4 and 5 commercial EPCs?
Commercial buildings are banded by complexity. Level 3 covers simpler buildings like small shops and offices, Level 4 covers more complex buildings with sophisticated heating or air conditioning, and Level 5 covers the most complex buildings requiring dynamic simulation modelling. We hold all three in-house — so no building gets turned away or passed to a third party.
What do I need to prepare for the visit?
Very little. Just make sure your assessor can access every room, the boiler or heating system, the loft hatch if there is one, and your meters. If you have paperwork for improvements — new boiler, insulation, double glazing, solar — have it handy, as evidence can improve your score.
What's actually in the certificate?
Your rating from A to G with a score out of 100, an estimate of your energy costs, and a tailored list of recommended improvements — each with indicative costs and the rating you'd achieve by doing them. It's a roadmap, not just a grade.
How can I improve my rating?
The biggest wins are usually loft and cavity wall insulation, upgrading to LED lighting, a modern condensing boiler or heat pump, double glazing, and solar panels. Your certificate ranks the options for your specific property — and many improvements qualify for government funding schemes.
I'm building or converting — do I need something different?
Yes — new builds and many conversions need a SAP EPC, calculated from plans and specifications rather than a site visit of an existing building. We produce SAP EPCs in-house for single plots through to multi-phase developments. Send the details through our trade form for a fast quote.
What is a DEC and does my building need one?
A Display Energy Certificate shows the actual energy performance of a public building. Buildings over 250m² occupied by public authorities and frequently visited by the public must display one — and for larger buildings it has to be renewed every year. We run annual DEC programmes for schools, councils and public estates.
What is ESOS and does it apply to my business?
The Energy Savings Opportunity Scheme is a mandatory energy audit for large UK undertakings — broadly, organisations with 250+ employees or meeting turnover and balance-sheet thresholds. Compliance runs in four-year phases with significant penalties for missing deadlines. We handle assessment through to submission.
Can I reschedule or cancel?
Of course — plans change. You can reschedule or cancel free of charge up to the day before your appointment through your confirmation email or by calling us. Same-day bookings can be moved to another day if your circumstances change before the assessor is en route.
